Landlord’s Electrical Safety Certificates (EICRs)

On April 1st 2021, it became a legal requirement in the UK to provide a tenant with a valid EICR. The provision includes all tenancies, including HMOs. Ultimately, certification shows that a property is safe for continued use.
An EICR is valid for five years, but a lot can change before a certificate expires. Regulations may be updated, so what's legal now may not be in five years. Moreover, faults may arise before a valid EICR expires. I recommend issuing a new EICR with every tenancy. It's also vital to promptly deal with minor electrical repairs before they escalate into major incidents.
EICR's are charged at £30 per circuit.
